Niskanen Residential
Niskanen Residential was based in Helsinki, Finland in 2015. The idea was to invest in new-built residential units, mostly in Helsinki Metropolitan Area (HMA).
Today, Niskanen Residential owns 100+ residential units, with portfolio value up to €20M. HMA accounts for 90% of NOI, other minor locations being Oulu, Turku and Jyväskylä. Most of the units (93%) are studios and the average of portfolio unit size is 30m2.

JOO Group was based in 2017 when Jaakko Niskanen and Erik Selin (Fastighets AB Balder) wanted to do something together. Ownership structure has remained unchanged, Balder being the main shareholder and Niskanen Holding a minority shareholder.
Initially the company was named Asuntoyhtymä, but later the consumer renting brand JOO replaced Asuntoyhtymä as an official company name. JOO aims to develop and invest in residential properties that are located in the growth centers of Finland. Such areas are Helsinki Metropolitan Area, Tampere Area, Turku and Oulu.
JOO has a long investment horizon and intends to own properties over decades. All asset management and most property management activities are performed in-house. JOO is a truly unique company with an exciting brand, healthy organizational culture and a shared passion for living!

N3 Holding is a structure for future ventures.
For new undertakings, N3 will found daughter companies so that different ventures are organized in their own units, enabling optimal management, financing and future restructuring potential.
